At Cranmer Country Cottages we are happy to help you plan your special occasion or gathering in Norfolk. We live on site and together with our team we are around most of the time to host and manage our group bookings. We do have some stipulations for large cottage group bookings as we are predominantly a family-friendly holiday accommodation provider, it is also our home and we want everyone to have an enjoyable relaxing time whilst staying. We are not an adult only party venue.
Our holiday accommodation is divided into 2 main areas with shared courtyards at the front and private gardens at the back of the properties. The pool is located between the 2 areas at the centre of the site. Group bookings are strictly limited to one of these two areas off the pool to help ensure everyone enjoys their stay with us. Area 1: Owls Roost, Tern & Swallows Nest sleeps: 8 – 22
Area 2: Swallows Nest, the Eco Barn & Coot sleeps: 10 – 25
During peak season (school holidays except Christmas & New Year) we do not book cottages for very large groups ie: over 4 properties or over 25 guests, unless the whole site is booked by special arrangement. Group bookings are limited to the communicating and adjacent properties only – sleeping groups of 8, 10, 12, 15 22 & 25 see chart below.
Out of peak periods when there is more room to spread out, we are happy to accept larger bookings for weekend 3 – 4 night short-breaks and midweek breaks.

- The Green Room is available as separate hire for group dining for up to 24 guests staying on site.
Our tariff charges are per property not per person or per room. Prices include use of our luxury onsite indoor pool, tennis courts, games room and recreation areas. The Green Room can be hired as a separate dining or meeting space.
We have a 10.00pm noise curfew and we may not be suitable for groups of partygoers.
We do not accept dogs anywhere on the main site or in the immediate grounds.

We only hold dates for group bookings for 24 hours, unless a booking deposit fee has been paid.

The facilities were fantastic; a large swimming pool, an expansive lawn to run around on and the owners had thought of everything a family might need whilst self catering on holiday.
The play area out the back was ideal and the tennis courts and games rooms provided entertainment for children from 2 years up to 15, plus the adults too! Swimming pool was icing on the cake.
Very good arrangements for a family group holiday. Excellent that the swimming pool,was kept in operation with a very well organized schedule.
We enjoyed a multi generational holiday in Swallow cottage during August 2021. The property was very clean and stylishly furnished. The information received prior to our holiday was extensive and helpful in making plans and helped us feel as though the holiday had started a few days early.
A lovely stay was had by all 15 of us. I don’t have anything but positive feedback. The cottages were welcoming and all bedroom a good size.
We stayed here over the New Year - The accommodation was beautiful, very homely, comfortable, all the amenities you need. The onsite facilities were brilliant for the kids. We were sad to leave, and will definitely be booking to come back.
The accommodation, facilities and location were fantastic and we couldn’t fault our stay at all. It was a perfect choice for our family birthday celebrations
This is an amazing, clean, comfortable, well equipped, beautiful accommodation and we feel like we've found a real gem.
The Eco Barn was a lovely place to stay we were pleasantly surprised the Garden House and Avocet were actually connected not just 2 buildings next to each other which was great for our stay. Plenty to keep the children entertained and over all very comfy place to stay. Only a short drive from wells next the sea for a day trip out too. Highly recommend for somewhere to stay in Norfolk.
