Things You Should Know

We try to engender a friendly laid- back feel to our place, where guests can come and go freely in the knowledge that if something goes wrong there is usually someone around to help.  We do have a few rules in place as this makes for a better and safer experience for everyone.  As a green business we believe that “less is more” however this should not mean fewer home comforts for our guests.  We have done a lot of the heavy lifting in terms of energy & water management, however there is always more we can do, as there really is no plan B.

Please observe the following Property Rules before you book and during your stay:

  •   Check-in: After 16:00
  •   Check out: 10:00
  • Self-check-in with lockbox
  • No smoking in the cottages or on site.
  • No parties or events
  • Pets are not allowed anywhere on the main site or in the shared grounds.
  • Up to 2 medium sized dogs are welcome to stay in End Cottage
  • Guests are responsible for their dogs’ behaviour at all times. (End Cottage)
  • Dangerous dogs are not permitted as pets at End Cottage
  • Pool rules must be observed. See our pool rules here
  • Children must be supervised at all times
  • No extra guests without permission.
  • No noise outdoors or in the cottages or games room after 10.00pm
  • No Fireworks Chinese lanterns or drones.
  • EV Charging: The use of home chargers or granny charging is strictly forbidden. Please see our EV charging policy HERE
  • Do not plug in heavy use external electrical items ie: air conditioning units or catering equipment. We have a 2-phase supply and this will overload our electrical supply!
  • Please sort waste into household waste & recyclables before you throw.
  • CCTV is in use in the car parking areas and pool Hall.

Arrival is between 4.00 pm – 6.00 pm. However, if you are going to be late please let us know and we will make arrangements for the keys to be left in a security box (you may need a torch if you are arriving late)

Parking for Owl, Wagtail, Tern & Swallow is on the opposite side of the road opposite the main entrance in courtyard 1.

Parking for Woodpecker (1 car) Garden House (1 car) is in courtyard 3 or in the North car park. Coot & Avocet parking is in the North car park. Offloading is permitted in courtyard 1 on a first come first served basis.

We do now have fibre broadband and Guest wifi, however we not have superfast broadband speeds in Norfolk. The wifi is not suitable for streaming movies or large data downloads. If you try to do this you will be restricting the internet use of the other guests.

The luxury indoor heated pool at Cranmer is ideal for swimming with babies and toddlers over 12 months. To prevent accidents in the pool we just ask that you use the fab neoprene happy nappy system supplied by Splashabout. 

We require a security deposit for all bookings. We request the security deposit monies to be made available on your payment card from your time of arrival. The payment details will be held in our secure Sage Pay system and cancelled after departure, once we have checked the property for damage or poor housekeeping. If there are any breakages costs or the loss of pool keys (£25.00 per key) they will be debited from your card as stated in our Terms and Conditions.

Cottages which are not left in clean and tidy condition will be subject to an additional housekeeping charge of £50.00 or £100.00 for larger properties.  We will contact you in advance if we need to make an extra charge.

Please think of the environment before you print and only print the information you need. During your stay please put any suitable paper items in our brown waste recycling.
