Property Details
The spacious living area is is flooded with natural daylight and in the warmer months, the living room doors can all be opened to extend the living space onto the terrace. This terrace leads onto a large fenced paddock with children’s play equipment and space for them to run around in safety while mum and dad enjoy a glass of wne on the terrace. The open plan kitchen is well-equipped with diswasher, cooker, fridge freezer, microwave. There is a washing machine in the boot room. The dining table seats up to 12 (for when it is combined with Avocet next door). The cottage has a travel cot, highchair and changing mat – other baby friendly extras can be ordered in advance. The living space has 2 large sofas and is equipped with a widescreen TV, DVD player and an iPod dock.
The largest bedroom has a king sized bed, a TV and opens out on to terrace through a glazed door. There is also an ensuite bathroom with shower. the second bedroom has room for a travel cot and shares a luxury family bathroom with the twin room. The bathroom has a walk-in shower (enclosed) and a bath.
Garden House communicates with Avocet through its entrance lobby (boot room). Together they can sleep 12 in 3 double rooms. Perfect for large family gatherings.
VisitEngland has inspected Garden House and awarded it 5 stars.
Please note this cottage has underfloor heating, solid travertine floors with rugs (similar to properties on the continent). Therefore active toddlers may require careful supervision. When booking Coot, Avocet or Garden House guests accept any risks involved.

We try to engender a friendly laid- back feel to our place, where guests can come and go freely in the knowledge that if something goes wrong there is usually someone around to help. We do have a few rules in place as this makes for a better and safer experience for everyone. As a green business we believe that “less is more” however this should not mean fewer home comforts for our guests. We have done a lot of the heavy lifting in terms of energy & water management, however there is always more we can do, as there really is no plan B.
Please observe the following Property Rules before you book and during your stay:
- Check-in: After 16:00
- Check out: 10:00
- Self-check-in with lockbox
- No smoking in the cottages or on site.
- No parties or events
- Pets are not allowed on the main site. Up to 2 medium sized dogs are welcome to stay in End Cottage. 1 small dog is welcome to stay in Coot Cottage
- Pool rules must be observed. See our pool rules here
- Children must be supervised at all times
- No extra guests without permission.
- No noise outdoors or in the cottages or games room after 10.00pm
- No Fireworks Chinese lanterns or drones.
- No EV charging with a cable directly from the cottages
- Do not plug in heavy use external electrical items ie: air conditioning units or catering equipment. We have a 2-phase supply and this will overload our electrical supply!
- Please sort waste into household waste & recyclables before you throw.
- CCTV is in use in the car parking areas and pool Hall.
We had a wonderful stay! Very comfortable and clean house, and fantastic play area right outside the back door. We really enjoyed the private use of the excellent swimming pool. The games room was also very welcome on rainy days.

We have just returned from a great weekends stay at Cranmer Cottages. Garden House was brilliant, very spacious with high quality decor, and very clean. The large garden area to the rear of the cottages is great for kids to play, and the pool was lovely. We will definitely be booking again.
The Eco Barn was a lovely place to stay we were pleasantly surprised the Garden House and Avocet were actually connected not just 2 buildings next to each other which was great for our stay. Plenty to keep the children entertained and over all very comfy place to stay. Only a short drive from wells next the sea for a day trip out too. Highly recommend for somewhere to stay in Norfolk.
I can't think of another five-star self-catering accommodation in the UK that is as green as Cranmer
If you're looking for a luxury, family stay in North Norfolk, this is it. If you're looking for a luxury, ecologically aware family stay, this is it too.
Came across this hidden gem by accident and would like to keep it our secret ! However so pleased they are doing well. A lot of care and detail has gone into the renovation of these barns including a fab swimming pool and an essential games room for kids.
We booked Garden House, Avocet & Woodpecker for a surprise birthday party for my son. It was such a brilliant weekend and I would like to thank you for recommending Susi; she was marvellous and the food was perfect. Hope to return to Cranmer Cottages in the near future and would thoroughly recommend them to everyone.
